Ambrose Property Group has sold a 233,348-square-foot industrial building within the Indianapolis Logistics Park in the Indianapolis suburb of Whitestown, Ind., for $37.6 million, or $161.13/sf. The local developer was represented in the sale by CBRE.
The buyer was an unnamed private REIT.
The property, at 5163 Perry Worth Road, opened last year and is fully leased by Cardinal Health. It is encumbered by a $26.8 million construction loan that Horizon Bank provided in 2024.
The building has 32-foot clear heights, dock and ground level doors, 135-foot truck courts, and 14,000 sf of office space.
